Terrell, Texas, is a small town 30 miles east
of Dallas.  With about 13,000 people, it’s a great
town to raise kids, and a place to live in a close,
friendly community.  You can work in the metroplex,
or you could take advantage of a full range of
employment opportunities in Terrell itself.  The
town is a strong supporter of economic development,
and lots of healthy businesses call the area home.
If you haven’t owned a home in 3 years, and you find
a foreclosed home you like, the City of Terrell will
give you $30,000 toward the down payment and closing
costs.  You do have to income qualify

All over the country, the federal government’s economic stimulus funds are trickling down and creating opportunities.

Would you like to buy a house, but you just don’t think you can afford it?  Do you have family or friends in that situation?

Here’s a great example of help waiting for you.

Terrell, Texas, is a small town 30 miles east of Dallas.  With 13,000 residents, it’s a great place to raise kids, or just a great place to live in a warm, friendly community.  You could work in the metroplex, or you could take advantage of a full range of employment opportunities in Terrell itself.  The town is a strong supporter of economic development, and a lot of healthy businesses call the area home.

If you haven’t owned a home in 3 years, and you find a foreclosed home you like, the City of Terrell will give you $30,000 toward your down payment and closing costs.  Of course, there are some conditions.  You have to income qualify.  For example, a family of four must earn at or below $81,100 per year (that’s 120% of the area average).

If you earn at or below $33,800 per year, the City will finance your house.  You need a credit score of 560.  In both cases, you must take an 8-hour home ownership class.  The house must be your primary place of residence; this program is not for investors.

This opportunity was funded as part of the Neighborhood Stabilization Program, with money from the economic stimulus package.

Terrell is just one example.  All over the country, states, counties and cities have ways to help you buy the home of your dreams.
